Phase 3. Approach Forward

The planning team will consider a range of approaches to enable and encourage transit-oriented development patterns in the study area, and will evaluate which approaches might lead to long-term community success. Approaches may include, for example, a new zoning district, a re-purposed zoning district, a strategic combination of zoning districts, an overlay or special district, or some other unforseen strategy. These approaches will aim to provide both clarity and flexibility where appropriate, and to prohibit counterproductive practices. Application of these processes will also be outlined, providing a framework for development that is by-right, undergoes discretionary review, or requires re-mapping. Following thoughtful consideration of potential approaches, a preferred direction for creating transit-oriented development opportunities in the community will be selected.
